Custom Reports takes you to a list of all available reports. Full walkthrough: Financial Reports.

Unit Balance List

Use this when you want every unit’s balance in one place: who owes money, who has a credit, and how much of the balance is still pending versus already overdue. Each row shows the unit, owner, total balance, pending charges, overdue amount, unapplied credit, and when the balance last changed. Set a minimum balance to hide small amounts. A minimum of zero includes every unit with a balance.

Delinquent Accounts

Use this for collections. It lists only units that are past due, with the total still owed, the past-due portion, how many days overdue, and the last payment date. The download also includes owner and entity names, primary contact, email, phone, mailing address, and collection status. Set an as-of date to see delinquency as of that day, and a minimum past-due amount to skip small balances. Open a unit in the preview to see the charges that make up the balance.

Aging of Accounts

Use this to see how old the receivables are. For each unit with an open balance, the amount is split into Current, 1–30, 31–60, 61–90, and 90+ days past due, plus a total. Set an as-of date. This is the report to use when you need to know whether overdue money is recent or long past due.

Prepaid Assessments

Use this to see money residents have already paid that is not yet recognized as income. Each row shows unapplied credit, amounts sitting against charges that are not due yet, and the total prepaid. The report also ties that unit-level total to the Prepaid Assessments balance on the general ledger, so you can see whether the subledger and the GL agree. Set an as-of date. A payment made early is no longer prepaid once the charge’s recognition date has arrived.

Charge Adjustments

Use this as the audit trail for charges that were waived or voided. Each row shows the date, unit, charge type and description, original amount, whether it was waived or voided, the reason, and who did it. Set a start and end date, and filter to all actions, waivers only, or voids only.

Capped Charges

Use this when a late fee or interest charge was reduced or blocked by a maximum. That maximum can come from the billing policy or from the organization-wide Maximum Charges setting. Each row shows the date, unit, fee type, the fee that would have been charged, the amount actually charged, the amount blocked, and which cap applied. Set a start and end date. If a fee was charged in full, it does not appear here.

Fine Report

Use this for the fine ledger. It lists fine charges with the unit, owner, description, amount, amount paid, remaining balance, charge and due dates, paid date, and whether the fine is open, paid, waived, or voided. Set a date range, or use a period such as this month or year to date.

Payment Activity

Use this for every payment received from a unit in a period: checks, card, ACH, lockbox, and other methods. Each row shows the date, unit, amount, any fee the association absorbed, method, source, status, and reference. Status is settled, pending, failed, or refunded. Set a date range and, if you want, limit the list to one status. Pending rows are payments still in flight. Failed rows are attempts that did not settle.

Checks Written

Use this for paper checks the association paid out. It includes checks written in Vlge and check withdrawals brought in from the bank. Each row shows the date, check number, payee, amount, bank account, expense category, status, cleared date, and memo. Status is outstanding, cleared, or voided. Set a date range and, if you want, show only one status. This is the list to use before a bank reconciliation or a positive-pay review.

Bill Pay Report

Use this for vendor bills that were paid in the period. Each row shows the vendor, bill number, description, amount, how it was paid, due date, paid date, and whether an invoice file is attached. Set a date range. Unpaid bills are not on this report.

Transactions by Category

Use this to see the income and expense detail behind the statements. Accounts follow the chart of accounts, with parent and child subtotals, and every posted transaction under the account: date, payee, amount, description, and journal entry number. Set a date range, and choose income only, expenses only, or both. Collapse a parent account in the preview when you only need the subtotal.

Cash In/Out by Bank

Use this to see cash movement by bank account. For each month or year in the range, every bank shows money in, money out, and cash at the end of that period. A transfer between two of your banks shows as money out of one and money in to the other. Cash at End is the net total across banks. Set a date range and group by month or by year. Undeposited funds are included with cash when that account is in use.

Unit Ledger

Use this for one homeowner’s statement, or for several at once. Pick the units and a date range, then preview a printable ledger: each charge and payment, with a running balance. Download it when you need to send a statement or walk an owner through their account.
